Many Riyadh villas built in the 1990s and early 2000s were wired for a much lighter electrical load than a modern household demands. Add split-unit AC in every room, a swimming pool pump, an EV charger, and a smart-home hub, and the original panel is running at its limit — or past it.
Warning signs
Breakers that trip when two appliances run together, warm or discoloured outlet plates, lights that dim when the AC starts, a persistent faint burning smell near the distribution board, or a board that still uses old-style fuses rather than modern MCBs and an RCD. Any of these is a reason to have the system assessed.
What an upgrade involves
We calculate the real connected load, confirm the incoming supply with the utility, and install a correctly rated consumer unit with dedicated circuits for high-draw equipment, RCD protection on every final circuit, and surge protection for sensitive electronics. Where the main cable itself is undersized, that is replaced too.
Safety and documentation
Every upgrade is tested to Saudi Building Code, labelled clearly, and handed over with a circuit schedule and test certificate — useful for insurance and for the next electrician who works on the property.
